Two lots at the same price are not the same lot
What a parcel costs to build on can differ by six figures from one that lists for identical money. Grading, utility runs, septic feasibility and setbacks all feed that number, and none of them are visible from the listing.
What we look at
Grading with a cut-and-fill assessment; utilities, septic and well feasibility; and a setback and easement review. The output is a build-cost picture for that specific parcel, not a general estimate.
Best done before you commit
This is the cheapest work in the whole project and the most expensive to skip. We would rather tell a client a lot is wrong for them than build on it and have the site fight the budget the whole way.
