Acreage changes the first question

Queen Creek and the outer East Valley are where clients most often already own the land. On acreage the first real question is almost never the house — it is septic or sewer availability, where the well goes or whether there is a water line, how far power has to run, and what the driveway costs.

Utilities and septic drive the early budget

A long utility run or a septic system on difficult soil can move a budget more than a kitchen does. Those numbers are knowable early, and we would rather establish them before a client commits to a house plan than discover them afterwards.

Building on land you already live on

Building a new house on a parcel that already has one occupied is its own sequence — keeping the existing home serviced and habitable while the new build runs, and planning the changeover deliberately.
