Most people build once. We'd rather you got it right.

We listen first.

The house is yours, not a showcase for us. When you tell us how you actually live — where the light matters, which room you'll really use — that goes into the plan and it stays in the plan. If we think something won't work, we say so early, while changing it is still free.

We build the thing you pictured.

Almost nobody builds a house twice. What you have in your head on day one is the whole point of the exercise, and our job is to get that out of your head and onto the lot without it quietly eroding through 300 small decisions.

Quality you'll notice in year ten.

Anything looks good at walkthrough. The difference shows up later — in framing that stayed square, flashing that never leaked, doors that still latch. We build the parts nobody photographs to the same standard as the ones they do.

Every jurisdiction has its own submittal quirks, design review and terrain. Building where we already know the inspectors is worth real months on a schedule.

Custom Home Builder in Scottsdale

Hillside and infill lots, HOA design review, and desert-sensitive setbacks. North Scottsdale grading and native-plant requirements are their own discipline.

Steep terrain, hillside ordinance and protected view corridors. Sites here are won or lost on how the pad is cut before anything gets framed.

Established neighbourhoods, flat lots, infill and teardown-rebuilds. Tight sites with neighbours on both sides need a different site plan than open acreage.

Common questions

The things people ask us first.

Do I need to own a lot before I talk to a builder?

No, and it's often better if you don't. We look at land before you buy it, because what a lot costs to build on can differ by six figures between two parcels that list for the same price. Grading, utility runs, septic feasibility and setbacks all change the number.

Are you licensed and insured?

Yes — licensed, bonded and insured. Black Arrow Builders holds Arizona ROC licence #341201, covering both residential and commercial work. We'll provide current documentation on request before contract.

How long does it take to build a custom home in Arizona?

Typically eighteen months or less from breaking ground, and often closer to twelve. The variables that move that number most are how custom the design is, how long permitting takes in your jurisdiction, and how quickly selections get made — the last one is the one clients control.

Can I get a fixed price instead of cost-plus?

Often, yes. The less custom the home, the more of it we can price with confidence up front, and fixed-price contracts are available on those builds. Highly custom and one-off work carries more unknowns, and we'd rather be straight about that than quote a fixed number we'd have to renegotiate later.

Do you take on commercial projects as well as homes?

We do. Our licence covers commercial, and we take on shell buildings, offices, retail, tenant improvements and commercial site work alongside our custom residential builds.

Can you build on land I already own?

Yes — that's a common starting point in Queen Creek and the outer East Valley. We'll evaluate access, utilities, septic or sewer availability, soil and setbacks, then tell you what site work will cost before you commit to a house plan.

Do I need plans already, or can you handle design?

Either. We build from plans you bring us, and we also run design-build, where the architect, engineer and builder work off one budget instead of three. Design-build usually avoids the expensive round of redrawing that happens when a finished plan comes back over budget.

What happens if something changes mid-build?

Changes get priced and approved in writing before the work happens, not discovered on a final invoice. That is the single biggest source of disputes in custom building, and it's avoidable with paperwork discipline.

Will I be able to see progress?

Yes. Every project is photographed at each construction stage, from the pad through to handover, alongside a published schedule you can hold us to.
