Custom home builder in Gilbert, Arizona

Infill, teardown-rebuild and addition work on Gilbert's established, flat lots.

Mostly infill, and that changes the site plan

Gilbert is largely built out, so new construction here usually means an infill lot or a teardown and rebuild in an existing neighbourhood. Flat ground removes the grading problem that dominates hillside work, and replaces it with a different one: neighbours on both sides, and a site that has to stay workable throughout.

Building between two occupied houses

Tight lots need a staging plan before they need a foundation — where material lands, where the dumpster sits, how concrete reaches the back of the lot, and how to keep the street usable. Getting this wrong shows up as delays and complaints, not as a line on an invoice.

Teardown-rebuild versus a major addition

Whether to rebuild or add onto what is there is a cost question, not a taste question, and it turns on the existing foundation, the framing and whether the layout can absorb what the client wants. We look at that before anyone draws.
