What the process looks like

Nine stages, from staked ground to keys: the lot, excavation, footings and forms, the pour, framing, dry-in, roof, exterior, and delivery. Each one gets photographed against a published schedule, so progress is something you can check rather than something you have to ask about.

Fixed price, honestly scoped

Fixed-price contracts are available on less-custom builds, where enough of the work can be priced with confidence up front. Highly custom and one-off work carries real unknowns, and we would rather say that than quote a number we would have to renegotiate later.

How long it takes

Typically eighteen months or less from breaking ground, and often closer to twelve. The three things that move that number most are how custom the design is, how long permitting takes in your jurisdiction, and how quickly selections get made — the last of which is the one clients actually control.
